Step 5: Ok, I have paid the consulting fee & signed and returned the consulting agreement! NOW WHAT?
PROPERTY CLOSING
Assuming we have your property picked out, the next step is closing on the property. You will be contacted regarding your closing. Even though you may be using your own funds to close on the property or using our 25% down program, Our team of professionals will walk you through the closing and other details related to the closing. A mobile notary will be coordinated to come to you for the closing. Please note: it may be 1 day - 2 weeks before closing, depending on the individual property(s). Feel free to touch base with us anytime during this period of time. Assuming you are using our 25% down loan program, once you are closed on the property, you will be the owner on title 100%.
Once the rehabilitation is complete (if rehab is necessary), at this point you will have a 30 year mortgage payment(s) and will be collecting rent(s) to offset that payment(s) with POSITIVE CASH FLOW.
PLEASE NOTE: OTHER MOVING PARTS TO THIS PROCESS
During the entire process Nick Vertucci Companies will also be instructing you on what insurance to be putting on your property(s) and making sure you have your management agreement in place with the management company. All the moving parts to investing will be coordinated by our team in direct contact with you.
