The price points in California are still too INFLATED. In our local market an investor needs a substantial amount of a cash down payment of 25% of purchase price. Even with a substantial down payment the investor generally must still sustain a negative monthly cash flow. Additionally, investors usually have to carry a month of vacancy (mortgage). Locally that can cost $1,500.00 to $5,000.00 per month depending on the amount of the monthly mortgage. With our Midwest properties, the burden will be $250-$400 per month for vacancies. In addition, the rental markets in the Mid-west are extremely strong and rents are very high. The bottom line is that our deals work and are generally more profitable than local opportunities!
